Alta Development Lists South Miami's First 16-Story Tower for Sale
Alta Development is marketing SoMi Walk, a 173-unit luxury student housing tower near University of Miami, to qualified buyers ahead of its 2028 completion.
Alta Development has put SoMi Walk on the market for qualified buyers, positioning the project as South Miami's first 16-story residential tower and a significant entry in the opportunity zone investment space. The development, currently under construction, is slated to receive its temporary certificate of occupancy in June 2028, with final pricing yet to be determined.
The 173-residence, 673-bed project is designed as luxury student housing and sits within minutes of the University of Miami, targeting demand from the school's student population and off-campus housing market. Its location within a federally designated opportunity zone adds a tax-incentive dimension that may appeal to institutional and high-net-worth investors seeking deferred or reduced capital gains exposure.

Opportunity zone developments have drawn sustained investor interest since the program was established under the 2017 Tax Cuts and Jobs Act, and student housing has emerged as a resilient asset class given its relative insulation from broader economic cycles. SoMi Walk combines both attributes in a supply-constrained urban South Florida submarket, a combination developers and brokers have increasingly sought to capitalize on in recent years.
No sale price has been disclosed publicly at this stage. Alta Development has not indicated a timeline for closing a transaction, and the offering appears targeted at accredited or institutional buyers capable of underwriting a pre-completion, large-scale multifamily asset in a qualified opportunity zone.
