Brookdale Acquires 17 Senior Communities, Eyes 30 More from Welltower
Brookdale Senior Living expands real estate ownership and cuts lease obligations through back-to-back deals with Welltower.
Brookdale Senior Living Inc. (NYSE: BKD) announced Tuesday it has completed the acquisition of 17 senior living communities and reached an agreement to acquire an additional 30 leased communities from real estate investment trust Welltower, moves the Tennessee-based company said are central to its long-term strategic repositioning.
The transactions mark a significant step in Brookdale's stated effort to shift away from a lease-heavy operating model toward direct real estate ownership. By converting leased properties into owned assets, the company aims to reduce recurring lease obligations that have weighed on its balance sheet and long-term financial flexibility.

The deal to acquire the 30 additional communities was described by Brookdale as mutually beneficial, suggesting Welltower also sees strategic value in divesting the leased properties. Brookdale, headquartered in Brentwood, Tennessee, is one of the largest operators of senior living communities in the United States. Analysts have long noted that the company's lease concentration represented a structural vulnerability, particularly as interest rates and operating costs have risen across the senior housing sector. Completing these acquisitions could meaningfully alter that risk profile, though the company has not yet detailed full financial terms of the 30-community agreement.
