NEXT Properties Launches Debt Exchange for 2056 Sustainability-Linked Notes
Mexican real estate trust NEXT Properties is offering to swap two series of senior notes for new 7.731% sustainability-linked bonds due 2056.
NEXT Properties (Trust 2401), a trust organized under Mexican law, announced Monday it has launched exchange offers targeting all outstanding principal of its 6.950% Senior Notes due 2044 and its 6.390% Senior Notes due 2050, seeking to replace both series with a new issue of 7.731% Senior Sustainability-Linked Notes maturing in 2056.
The move is a common liability-management technique that allows an issuer to refinance existing debt while extending its maturity profile. By rolling shorter-dated obligations into a single 2056 instrument, NEXT Properties would reduce near-term refinancing pressure while shifting to a higher nominal coupon that reflects current market conditions.

The new notes carry a sustainability-linked designation, a structure that ties bond terms to the issuer's performance against predetermined environmental or social targets. Such instruments have grown increasingly common among Latin American real estate and infrastructure trusts seeking to appeal to ESG-focused institutional investors.
The exchange involves two separate series — the 2044 notes carrying a 6.950% coupon and the 2050 notes at 6.390% — both being offered for the new 7.731% paper. The higher coupon on the replacement notes reflects the broader rise in benchmark interest rates since both legacy series were originally issued.
Full terms, eligibility conditions, and deadlines for the Exchange Offers were not detailed in the initial announcement. Continue reading at All Financial Services & Investing.
